Here’s How to Protest Your Property Value in Denton County

If you live in Denton County, you’ve probably seen your 2025 Property Appraisal in the mail by now.

And if your jaw hit the floor—you’re not alone.

Here’s the thing:

You’re not actually protesting your taxes — you’re protesting the appraised value of your home, which directly affects your tax bill.  

And you don’t need to hire a pricey company to do it for you — you can do it yourself!

1. Understand what you are protesting - Market Value

The notice you received can be confusing — there are a lot of different numbers listed!

If you have exemptions like a Homestead or Over-65 exemption, it adds even more numbers to sort through.

Here’s the key:

Exemptions help lower the taxable value, but they are based on your home's MARKET value.

So even if you have exemptions, you still want the lowest possible MARKET value to make the biggest impact on your tax bill — this year and in the future.

2. Get a Free CMA

Ask a real estate agent (like me!) for a Competitive Market Analysis (CMA).

A CMA shows what homes similar to yours have actually sold for — including photos of their condition. This gives you solid proof of your home’s true market value and is important evidence for your protest.

3. Gather Your Evidence

Snap pics of anything that affects your home's value:

  • 20-year-old carpet?

  • Cracks in the foundation?

  • Outdated kitchen?

Take photos! They all help your case.

4. File Your Protest by May 15, 2025

5. Schedule a Quick Meeting

After filing, book an informal meeting with a DCAD appraiser here.

Most people settle on an appraisal value at this informal meeting.

If not, you’ll have a formal hearing with a review panel.
